Keeping It Fresh: Linen Tips for Long-Term Airbnb Stays
One of the questions I’m asked most often as an Airbnb Superhost is surprisingly simple: “How often should I change the sheets during a long-term stay?” After more than 14 years of hosting thousands of guests, I’ve learned there isn’t a one-size-fits-all answer. The goal is to balance cleanliness, guest comfort, and practicality while creating an experience that feels welcoming throughout the reservation.
Unlike hotels, Airbnb guests may stay for several weeks or even months. Having a thoughtful Airbnb linen change schedule helps maintain high cleanliness standards while respecting your guests’ privacy and routine.

How Often Should Linens Be Changed?
For most long-term Airbnb stays, changing bed linens and towels every two weeks is a practical standard.
This schedule gives guests fresh bedding while reducing unnecessary laundry and wear on your linens. Some hosts choose weekly changes for luxury properties or guests who request additional service.
The most important factor is consistency and clear communication.
Set Expectations Before Arrival
Guests appreciate knowing what services are included.
Explain your linen change schedule in your listing, welcome book, or house manual before check-in. Setting expectations early prevents confusion later.

Offer Flexibility When Possible
Every traveler is different.
Business travelers, digital nomads, and families may have different preferences regarding fresh towels and bedding. When practical, allow guests to request an earlier linen exchange if needed.
Good communication often leads to better reviews.

Always Keep Extra Linens
One complete backup set isn’t enough.
Keep at least two or three complete sets of sheets, pillowcases, towels, washcloths, and bath mats for every bedroom. Having extras allows you to replace linens immediately without waiting for laundry to finish.

Invest in Quality Bedding
Frequent washing takes a toll on inexpensive linens.
Durable cotton or cotton-blend sheets tend to last longer while remaining comfortable for guests. Good-quality towels also maintain their softness after repeated laundering, making them a worthwhile investment for any Airbnb.
In my own hosting, I look for bedding that’s soft, easy to care for, and designed to withstand frequent washing. Some of my favorites include the Mellanni Queen Sheets Set, the Amazon Basics 6-Piece Cotton Towel Set, the Amazon Basics Quick-Dry Oversized Bath Towels, and the Amazon Basics Down Alternative Comforter.

Create a Laundry Routine
Waiting until checkout to do all the laundry creates unnecessary stress.
If you provide mid-stay linen service, establish a consistent day for exchanges so guests know when to expect fresh bedding and towels.
A regular schedule also makes hosting much easier to manage.
Use Guest-Friendly Laundry Products
Strong fragrances don’t appeal to everyone.
Choose high-quality detergents that clean well without leaving overpowering scents. Whenever possible, use products that are gentle on sensitive skin.
Comfort should always come first.
Think About Sustainability
Many travelers appreciate environmentally responsible hosting.
Encourage guests to reuse towels when appropriate while still providing fresh linens according to your stated schedule. Washing only when needed helps conserve water and energy without sacrificing cleanliness.

Inspect Linens Regularly
Every linen change is also an opportunity to inspect your inventory.
Replace stained towels, worn sheets, flattened pillows, and damaged mattress protectors before they affect the guest experience.
Little details often influence five-star reviews.
Build Linen Changes into Your Cleaning Routine
Whether guests stay for three nights or three months, your cleaning systems should stay consistent.

Comfort Creates Repeat Guests
Fresh linens communicate care. They tell guests you’ve thought about their comfort and are committed to providing a welcoming place to stay.
