One of the best investments I’ve ever made as an Airbnb host didn’t cost much money at all. It was creating a thoughtful Airbnb welcome book.
After more than 14 years as an Airbnb Superhost and Airbnb Ambassador, I’ve learned that guests appreciate knowing exactly how everything works. A welcome book answers their questions before they have to send a message, helps them settle in more quickly, and gives them confidence throughout their stay.
A great welcome book also saves hosts time. Instead of answering the same questions repeatedly, you can simply direct guests to one easy-to-use guide.

Welcome Your Guests
Start your Airbnb welcome book with a friendly greeting.
Thank your guests for choosing your home, let them know you’re available if they need assistance, and tell them you hope they enjoy both your property and your community.
A warm welcome immediately sets the tone for the rest of their stay.
Provide Wi-Fi Information
Most guests ask for one thing before almost anything else.
Include your Wi-Fi network name and password near the front of the welcome book so guests can connect within minutes of arriving.

Explain Check-In and Check-Out
Clearly outline arrival and departure procedures.
Include checkout time, where to leave keys if applicable, how to lock the property, and any simple checkout requests such as placing used towels in a designated location or starting the dishwasher.

Include House Rules
Your welcome book should reinforce your house rules without sounding overly strict.
Quiet hours, smoking policies, parking instructions, pet policies, garbage collection, and guidance for additional visitors should all be clearly explained.

Explain How Things Work
Every home has unique features.
Show guests how to operate the television, coffee maker, thermostat, washer, dryer, dishwasher, smart lock, and any other appliances they may use during their stay.
Clear instructions prevent unnecessary frustration.
Share Your Favorite Local Places
This is one of my favorite sections to create.
Recommend your favorite coffee shops, restaurants, grocery stores, parks, museums, walking trails, breweries, farmers markets, and hidden gems that visitors might otherwise miss.
Your personal recommendations help guests experience your community through the eyes of someone who knows it well.
Provide Emergency Information
Hopefully guests will never need it, but emergency information should always be included.
List emergency phone numbers, nearby hospitals, urgent care centers, pharmacies, and the location of your first-aid kit and fire extinguisher.

Answer Frequently Asked Questions
Think about the questions guests ask most often.
Where can they park? How does the coffee maker work? Which grocery store is closest? Where are extra blankets? Is there a nearby walking trail?
If you’ve answered the same question twice, it probably belongs in your welcome book.
Keep It Updated
Your Airbnb will change over time.
Review your welcome book every few months to update restaurant recommendations, Wi-Fi information, appliance instructions, and anything else that has changed since you first created it.
An up-to-date guide demonstrates attention to detail.

Your welcome book works best when it’s combined with thoughtful hospitality.
A comfortable bedroom, stocked bathroom, organized kitchen, welcoming coffee station, and small welcome basket all contribute to a memorable stay.
